Enter your Email, Street address and Zip Code into the Home Page (on the right side). Then click on “See if you Pre-Qualify Now.”
B)
In a few seconds, you will receive a summary of information about
your property. Please be sure the property noted is yours.Check to see that all of the property data is correct. You will see your address, the assessed value and taxes owed.
Taxrite's System will calculate your properties estimated assessed value based on 3 comparable sales in your neighborhood. If the estimated assessment is less than your current assessment you should file an appeal for a reduction in assessment.
Step 2: Start the Appeal Process
A)
The system will ask you to set up a TAXRITE Account, identified
by your email address and password.
You also enter your billing address and your credit card information. Note that more than one property may be managed
in your TAXRITE Account. You can return to your account at any time, login with your email and password and access all of your information in your taxrite Account.
Step 3: View and modify Comparables
A)
The TAXRITE system will process your Credit card and when payment has been
successfully made, you will see a screen that identifies the actual addresses of the comparable properties. Please keep in mind that our Taxrite program has Selected 3 Comparables based on sale dates and the distance these properties are located fron your address. You may then select the properties that you think are most comparable to yours. You should consider size and ages of the properties, closeness to yours,
lot areas, number of bedrooms, garage sizes and other factors that you consider important. Changing the selected comparables will revise the estimated savings to your current Tax bill.
B)
Tax Authorities will make use of the assessed values of the
comparable properties to determine if your property’s assessed value is too high or too low. Therefore, select the comparables
carefully.
C)
This page also allows you to make adjustments to your property’s
value such as improvements that you have made and current land value. You may also show items that make your property less
valuable than neighboring properties. For example, mid-block
properties are less valuable than corner properties.
Step 4: The Paperwork for your Appeal is produced
A)
The TAXRITE program will display your county or municipal Petition form with
much of the necessary information about your property and the comparable properties filled out, you will need to fill in any missing information. You will be provided with instructions on filing your Tax Petition Form and who to contact if you have questions concerning the procedure. Deadline dates for
filing are also included.
B)
The form will be presented as a PDF File which you can view
and print out. You may have to fill out parts of the form by hand, but that is easily done. Please carefully review the form to make sure that you have completed all of the required information.
C)
The TAXRITE program will also present a Formal Appeal letter and any supporting
information that your municipality or county requires. Once you
print out the form and fill in missing information, you simply submit the letter and form to your local county or municipal
Tax office as instructed. Be sure to sign the form! The program will also provide you with Taxrite's instructions to file your assessment appeal as well as our Homeowners Guide to Tax Assesment Appeals.
That’s all there is to it! Once the Appeal has been filed (usually by mail or email, where applicable), you simply wait for a response from the Tax Authorities. Reply time will vary per municipality.
